Massive condo discounts offer a great chance to buy a home, but a risky way to invest.
Metro Manila’s condominium market is offering something rarely seen in recent years: discounts reaching 60%, payment terms stretching up to ten years, and thousands of unsold units giving buyers unprecedented negotiating power.
But is now the right time to buy? The answer depends on whether you’re purchasing a home or investing for profit.
The numbers behind the glut
According to Leechiu Property Consultants, Metro Manila had approximately 80,000 unsold condominium units in the third quarter of 2026, down from 82,900 in the previous quarter.
Sales rose 17% to 8,454 units, signaling improvement, although the oversupply remains substantial.
For end-users: Discounts up to 60%
For Filipinos planning to live in their units, developers are offering unusually attractive deals.
Leechiu reported cash discounts reaching 60% on selected ready-for-occupancy (RFO) units, with down payments spread over 60 months and deferred payment arrangements extending up to 120 months, or ten years.
Preselling projects, meanwhile, have offered discounts reaching 50% and down payment terms stretching up to 72 months, or six years. These are promotional ceilings, not standard offers across all projects.
Financing is also becoming more accessible. Pag-IBIG Fund has raised its housing loan ceiling to ₱10 million, with promotional interest rates of 4.5% for qualified loans up to ₱4.9 million and 5.75% for larger qualifying loans, fixed for the first three years.
However, buyers should verify actual contract prices, balloon payments, interest charges, association dues, and turnover costs before signing.
For investors: A riskier proposition
For investors, the outlook is less encouraging.
Leechiu reported gross rental yields of approximately 3.4% to 4.7% for primary-market condominium units, reflecting soft rental demand and elevated property values. Even substantial cash discounts may only improve yields to around 3.8% to 5.1%.
Investors also face competition from thousands of unsold developer units, potentially making resale difficult and limiting capital appreciation.
The verdict
For end-users with stable finances and long-term housing plans, 2026 presents an opportunity to negotiate substantial savings.
For investors expecting quick profits or dependable rental income, caution remains essential.
Metro Manila’s condo glut may be creating a golden opportunity to own a home, but not necessarily to make money from one.
