
Digitizing parking and real-time slot booking aims to cut stress and alleviate congestion; Luvpark partners see up to triple revenue growth
Metro Manila recorded the worst traffic in the world in 2023, according to the TomTom Traffic Index, underscoring how chronic congestion continues to weigh on productivity and mobility in the capital. A major contributor to this gridlock is the severe shortage of parking spaces, which forces motorists to circle roads longer than necessary and adds pressure to already crowded thoroughfares.
With about 3.6 million private vehicles using Metro Manila’s major roads every day, according to the Metropolitan Manila Development Authority, the lack of designated parking areas has become a significant source of delay, stress, and wasted fuel for drivers.
The parking business in the Philippines is growing fast. Investors and developers view parking-management services and smart-parking technology as promising growth opportunities, given the skyrocketing demand for organized parking spaces. In major metro areas such as Metro Manila, parking-app platforms and automated or multi-level parking facilities are emerging as viable commercial ventures.
This is where Luvpark comes in. Launched in January, the mobile app allows users to find and reserve available parking spaces in partner establishments.
“People can spend up to 30 minutes finding parking spaces alone. It’s one of the biggest stressors for drivers,” said Charles Anthony Dumancas, president and chief executive officer of Luvpark, during the app’s recent media launch.

Luvpark: digitizing the parking hunt
Launched in January, the Luvpark mobile app allows users to find and reserve available parking spaces in partner establishments. It integrates smart-parking technology with a user-friendly interface to provide real-time slot availability.
Luvpark has partnered with more than 22 establishments offering parking spaces in malls, condominiums, and other private facilities across key areas:
- Pasig City
- Makati City
- Quezon City
- Mandaluyong City
- Parañaque City
- Ortigas Center
- Rizal, Cavite, and Bulacan (Luzon expansion)
- Bacolod City (Visayas expansion)
Up to triple growth in revenue
According to Luvpark, their partner establishments have experienced double—or even triple—growth in revenues since the app shows real-time slot availability and allows users to reserve spaces hours before they arrive.

“It’s really because of the transparency. Because right there and then, you can see who’s parking and how many cars are parking and how many motorcycles. So drivers don’t have to waste time checking each parking lot if there’s a slot or not,” Dumancan said.
Part of the broader urban mobility effort
According to the same 2023 TomTom Traffic Index, each motorist loses around 117 hours in traffic every year. The government has tried to curb this trend through the coding scheme and by promoting alternative transport options such as cycling. The Philippines has since improved from having the world’s worst traffic to 15th in 2024, though questions remain about whether conditions on the ground have meaningfully changed.
But traffic continues to be a persistent problem not just for Metro Manila but for major roads across the country.
Luvpark said they plan to contribute to the solution to congestion by increasing the number of their partner establishments and by working with local government units to turn idle public properties into usable parking spaces.
Proposed government measures such as sweeping bans on street parking—now being considered by DILG and MMDA—could further shift demand toward private and pre-booked parking facilities. For parking lots and parking-app operators, that means both a social benefit and a business advantage.
Given that traffic congestion in Metro Manila already costs the economy billions of pesos daily, parking-management solutions are increasingly seen not merely as conveniences for motorists but as part of broader efforts to improve urban mobility, reduce economic losses, and make dense urban areas more liveable and efficient.
Making parking more efficient could help drivers lessen their time on the road, which wouldn’t just help alleviate stress and reduce traffic but could also shorten travel times for commuters who don’t have the option of private cars.
