Megaworld adds township-led office projects in Bulacan, Bacolod, and Davao.

Demand for office space outside Metro Manila continues to gather momentum as more developers expand their footprint across fast-growing provincial cities.

One of the developers adding to this momentum is Megaworld Corp., unlocking over 51,000 square meters of new office supply across key regional hubs in Bulacan, Bacolod, and Davao through township-based developments designed to support business growth beyond the capital.

The rollout includes Northwin Global Tower 1 in Bulacan, No. 5 Upper East Avenue in Bacolod, and One Republic Plaza in Davao City, all situated within Megaworld’s integrated estates that combine office, residential, and commercial components in one ecosystem.

In Bulacan, Northwin Global Tower 1 rises within the 85-hectare Northwin Global City and offers nearly 20,000 sq.m. of leasable space, positioning it among the early LEED-certified office buildings in the province while reinforcing confidence in NLEX-linked business corridors.

In Bacolod, the 9,000-sq.m. No. 5 Upper East Avenue is expected to generate around 10,000 jobs, largely anchored on IT-BPO expansion outside Metro Manila, with sustainability features integrated into its design.

In Davao, One Republic Plaza adds about 24,000 sq.m. of office space in a market already known for tight vacancy, further intensifying demand for premium office inventory in Mindanao’s southern business hub, with completion set for 2028 and EV-ready infrastructure included.
