SM Prime Holdings moves into horizontal luxury development by reimagining Susana Heights Village as a 184-hectare integrated community featuring high-end amenities and a dedicated retail hub.

A hidden, upscale subdivision once known mainly as the first southbound tollway exit will soon transform into a robust community backed by one of the country’s leading developers.

SM Prime Holdings has begun its planned transformation of Susana Heights Village in Muntinlupa City, revamping the subdivision’s main amenities before moving on to broader development phases.

SM Prime first acquired the 184-hectare plot in 2024 as part of a property-for-shares swap with Intercontinental Development Corp. The real estate giant aims to make the revamped Susana Heights its first horizontal residential development under the Signature Series.

The ongoing first phase of the transformation is focused on redeveloping the main clubhouse and constructing new amenities—including covered tennis courts, an indoor basketball court, a fitness gym, a social hall, and a chapel. The additions are targeted for completion by Q3 2026.

Building a complete community

Aside from refreshing the residential development, SM Prime also plans to put up an 8,000-square-meter neighborhood retail hub and community space. The structure will be constructed beginning in Q1 2027.

The development marks a new foray for SM Prime, which has largely specialized in commercial and residential condominiums. The shift towards housing development and community spaces highlights evolving consumer preferences for more spacious, greener living environments over dense urban setups.
