
New airports, expressways, and industrial parks are turning regional hubs into the country’s next logistics hotspots.
New roads, airports, and industrial parks are changing where companies build warehouses, opening more opportunities for logistics, manufacturing, and distribution outside Metro Manila.
Lobien Realty Group (LRG) said infrastructure investments are making more areas attractive for warehouse developments, allowing businesses to locate closer to major transport links while improving the movement of goods across the country.
The consultancy estimates the Philippine warehousing market is now valued at US$441 million and projects it will grow to US$706 million by 2034, driven by continued demand from logistics operators, manufacturers, and e-commerce companies.
Clark has emerged as one of the country’s fastest-growing logistics hubs because of its proximity to Clark International Airport, lower land costs, and access to major expressways. RLX recently partnered with FedEx to develop a 15-hectare industrial hub that will add 78,000 square meters of warehouse space by 2028.
Southern Luzon also continues to attract developers, with Cavite and Laguna benefiting from improved connectivity through CALAX and SLEX and their expanding network of industrial estates. LRG cited Ayala Logistics’ expansion of its Cavite Technopark and Federal Land’s newly opened 48,000-square-meter Uniqlo logistics facility in General Trias as signs of sustained investment in the region.
Batangas is drawing more manufacturing and export-related logistics operations, while Bulacan, Rizal, Cebu, and Cagayan de Oro are expected to become the next wave of growth as transport infrastructure continues to improve.
More than 430 Philippine Economic Zone Authority economic zones are already operating nationwide, reinforcing the country’s role as a manufacturing and distribution base.
Infrastructure is changing where companies build their warehouses. Areas once seen as secondary locations are becoming key logistics hubs, bringing investment and employment closer to communities outside Metro Manila.
